Compare the same unit type

Do not compare a ground-floor apartment with a garden to a penthouse, or a fully finished unit to a core-and-shell unit, using price per square metre alone.

Separate price from financing

A longer payment plan can include an implicit financing cost. Record the total price and timing of every payment before comparing alternatives.

Check finishing and delivery

Finishing, delivery timing, maintenance and additional payments can materially change the effective cost even when two advertised starting prices look similar.

Verify the update date

New Cairo inventory changes quickly. Treat any price without a recent update and availability confirmation as unsuitable for a final decision.
